Planning Success for Bristol City Centre office development

Our client, Kinneir Dufort, an international award winning design agency, required additional business and expansion space and currently based in Bristol City Centre, turned to 3SIXTY to help explore their options.

Faced with the constraints of creating additional space within their existing Grade II Listed Headquarters at 5 Host Street, and not wanting to relocate to a larger ‘out of town’ location, when the opportunity arose to acquire the adjoining vacant land currently used as a car park (known locally as the “bomb site”), they turned to us to conduct a feasibility and planning appraisal on the site to ensure viable whilst they concluded their own business appraisal for remaining at their existing site and expanding into new, purpose built space on the vacant site. Following the completion of this feasibility, Kinneir Dufort completed their acquisition of the site.

3SIXTY were then subsequently appointed to undertake Architectural Design services as well as to apply and obtain the necessary planning / listed building consents for the proposed development.  Despite several hurdles being presented during the planning process from the Council’s Archaeologist, Listed Buildings Officer and Ecology Officer together with a raft of both technical and historical requirements and demands being overcome at design stage, we were absolutely delighted for our client when planning consent was finally granted in December 2016.

The approved scheme provides the opportunity to create a highly contemporary glass and zinc fronted four-storey office building in the heart of BS1.

We have subsequently been retained by Kinneir Dufort to act as lead project manager on the project and are all very excited to be working on assembling the various parties of the design team and overseeing the build through to successful completion on behalf of our Client.
